To prevent airport hazards, in addition to land use regulations imposed by underlying zoning districts the following restrictions apply:

A. Height Hazards Prohibited: Height hazards identified in CFR Title 14, part 77, and part 121 are prohibited.

B. Electrical and Visual Hazards Prohibited: No use or structure within the zone may:

1. Create any electrical interference with navigational signals for radio communication between the airport and an aircraft; or

2. Make it difficult for pilots to distinguish airport lights; or

3. Result in glare in the eyes of the pilots using the airport; or

4. Impair a pilot’s visibility in the vicinity of the airport, such as smoke or dust; or

5. Create a hazard to, or endanger the landing, takeoff or maneuvering of, aircraft using the airport.

C. Overnight Camping: Overnight camping is restricted as follows:

1. Recreational Vehicles Only: Overnight camping is restricted to camping only within validly registered recreational vehicles (RVs), in areas allowed for recreational vehicle camping;

2. For a period no longer than twenty-eight (28) consecutive days;

3. Tents Prohibited: Camping is not otherwise allowed;

4. Fires Prohibited: No fire or open flame shall be permitted anywhere at the RV campsite.

D. New development, including a change or expansion of an existing allowed use, shall:

1. Disclose notice of the airport vicinity zone, the presence of the St. George Airport, and the fact that there is noise associated with aircraft overflights, and note these disclosures on all plats and permits, and shall record title notice with the county recorder;

2. Grant an avigation easement, conveying to the city the right of overflight and other activities and operations associated with aviation, including noise, aircraft engine emissions, and visual impacts;

3. Comply with the FAA imaginary surface height limitations.

E. Development of the following uses is not permitted within the traffic pattern area:

1. Religious facilities;

2. Concert halls;

3. Convalescent homes and rest homes;

4. Convention centers;

5. Hospitals;

6. Libraries;

7. Mobile home parks;

8. Non-airport-related museums;

9. RV parks;

10. Reception centers;

11. Residential uses;

12. Schools.

F. Development within the approach area shall not include the following uses:

1. Religious facilities;

2. Concert halls;

3. Convalescent homes and rest homes;

4. Convention centers;

5. Hospitals;

6. Hotels and motels;

7. Libraries;

8. Mobile home parks;

9. Museums;

10. RV parks;

11. Reception centers;

12. Residential uses;

13. Schools;

14. Shopping malls;

15. Stadiums;
